In order to improve the transparency of the housing market and promote the stable development of the housing marketsageclick3The Weifang Research Institute and the Real Estate Professional Committee of the China Urban Economics Association conduct short-term analysis of housing prices in key cities based on the monitoring of the Weifang Index big data on a half-month basis.

According to the latest Waifang Index, in the first half of May 2024 (data as of May 15), sample house prices in first-and second-tier cities generally fell.

1 First-tier cities

Judging from the increase in the past half a month: among the first-tier cities in the sample (referring to the comparison of house prices on May 15 and May 1, the same below), house prices in Beijing fell by 0.0%sageclick3.7%, housing prices in Guangzhou fell 0.0%sageclick3.64%, and Shanghai house prices fell 0.6%.

Judging from the increase in the past three months: among the first-tier cities in the sample, house prices in Beijing fell by 4.44%, house prices in Guangzhou fell by 4.05%, and house prices in Shanghai fell by 4.45%.

Due to the adjustment of housing reference prices, Shenzhen's short-term house price index will not be released in this issue and will be released together in the next issue.

2 Second-tier cities

Judging from the increase in the past half a month: Among the second-tier cities in the sample, housing prices in cities such as Dongguan (-1.09%), Nanchang (-0.74%), and Xiamen (-0.72%) have fallen relatively significantly, while housing prices in cities such as Hangzhou (-0.26%), Harbin (-0.34%), and Xi'an (-0.35%) have fallen slightly.

Judging from the increase in the past three months: among the second-tier cities in the sample, house prices in cities such as Dongguan (-7.24%), Xiamen (-5.93%), and Nanjing (-5.51%) have dropped significantly, while house prices in cities such as Chengdu (-1.88%), Harbin (-2.55%), and Xi'an (-2.55%) have dropped slightly.
